Is there a Rightmove API?
Not one you can use to read listings. Rightmove's Real Time Data Feed is for estate agents and their software suppliers to upload listings, and it needs a certificate issued by Rightmove. Rightmove Data Services sells valuation and market data, with no public price.
We found no public API that searches current listings (checked on 20 October 2026). If you need the listings themselves, a scraper reads the same pages you see in the browser.
Real Time Data Feed
Rightmove publishes the Real Time Data Feed specification (version 1.4.1, November 2023). The first page of the introduction says what it is for:
- "used to update UK and Overseas property data on Rightmove"
- "add, update and delete properties alongside applying products and requesting reporting data"
The calls are SendProperty, RemoveProperty and GetBranchPropertyList, plus calls for featured listings, performance reports and lead emails. They work on the branches of your own network. To use them, the Rightmove Data Feed Team sets up a network for you and issues a certificate. There is no call that searches other agents' listings.
So it suits an estate agency software supplier. It does not help an analyst who wants prices across a city.
Rightmove Data Services
For data, Rightmove has a separate business, Rightmove Data Services. It lists six products:
- Market Intelligence Centre (web access)
- Bespoke Data Analysis and the Development Insight Report (reports written by Rightmove's analysts)
- Surveyors Comparable Tool, Automated Valuation Model and Property Risk Alerts (web platform or API)
The audience is lenders, surveyors, investors, housing associations and local authorities. The page has no prices. You fill in a contact form.
Rightmove listings without an API
Our Rightmove Scraper reads the public search results on rightmove.co.uk. You give it a place name or a Rightmove search URL, choose sale or rent, and download the listings as a spreadsheet or JSON.
We ran it today on two searches:
| Search | Listings | Run time |
|---|---|---|
| Manchester, for sale | 100 | 1 min 40 s |
| Leeds, to rent | 50 | 45 s |
The Manchester run used this input:
{
"searchQuery": "Manchester",
"listingType": "sale",
"maxResults": 100
} One listing from it, trimmed to the main fields:
{
"title": "Neston Street, Openshaw, Manchester, M11",
"price": 245000,
"priceText": "£245,000",
"currency": "GBP",
"propertyType": "Terraced",
"address": "Neston Street, Openshaw, Manchester, M11",
"bedrooms": 4,
"bathrooms": 1,
"agent": "Lancashire Properties, Manchester",
"agentPhone": "0161 524 2345",
"addedOn": "Added today",
"listingType": "sale",
"propertyId": "94490445",
"url": "https://www.rightmove.co.uk/properties/94490445"
} Every row also carries the full description, the feature list and the photo URLs. A search for Manchester returns Rightmove's own result set, which includes nearby places such as Salford and Stockport.
Sort order
Rightmove sorts search results by highest price first. A broad search with no sort therefore returns only the most expensive homes. A search by place name uses newest first unless you set sortBy, which takes newest, lowestPrice, highestPrice or oldest.
{
"searchQuery": "Leeds",
"listingType": "rent",
"sortBy": "lowestPrice",
"maxResults": 50
} If you paste a Rightmove search URL instead, the actor keeps the sort that URL has unless you set sortBy.
Field coverage
How often each field came back filled in today's runs (filled rows / all rows):
| Field | Manchester sale | Leeds rent |
|---|---|---|
| Price, property type, address, bathrooms | 100/100 | 50/50 |
| Agent and agent phone | 100/100 | 50/50 |
| Description, photos, property ID | 100/100 | 50/50 |
| Bedrooms | 99/100 | 50/50 |
| Added or reduced date | 99/100 | 50/50 |
| Features | 92/100 | 45/50 |
| Reception rooms | 2/100 | 1/50 |
Limits
- Terms of use. The footer of rightmove.co.uk says "Rightmove prohibits the scraping of its content." Read Rightmove's terms of use before you use the data in a product.
- No coordinates, no energy rating, no tenure and no floorplans. The actor does not return them.
- No sold prices. Only current for-sale and to-rent listings.
- The
titlefield holds the street address, the same text asaddress. - The date field is Rightmove's own wording, such as "Added today" or "Reduced yesterday". It is not an ISO date.
- Reception rooms are almost always empty, because most listings do not state them.
- The agent phone number is the branch's number, not a private contact.
Cost
The actor charges $0.002 per listing plus $0.02 per run. The run fee is $0.005 per GB of memory and the actor starts with 4 GB. 100 listings cost about $0.22 and 1,000 listings about $2.02.
